Where is the project located?

It’s along D. Macapagal Blvd., Mall of Asia Complex, Pasay City, which is one of the flourishing central business districts in the country.

Is the building LEED Certified?

I-Land Bay Plaza is specially developed to meet global design standards and is working towards LEED Certification, which is the world’s most recognized green building rating system.

Who is the designer of the building?

I-Land Bay Plaza was designed by Asya Design, one of the Top Ten Architectural Firms in the Philippines awarded by BCI Asia. With almost three decades of experience in the architectural field, Asya has projects not only in the country, but also abroad.

Is it a purely office building or do you also have commercial spaces?

Yes, the building has commercial areas at the ground and upper ground floors to complement the office tenants at the 5th to 12th floors.

Are parking slots available?

Yes, parking slots are also for lease and they are located at the Basement Level and 2/F Parking Level. We also have parking slots at the Ground and Upper Ground Levels for commercial guests.

What is the handover condition of the office spaces?

We offer bare shell finish or spaces with simple fit out.

How many elevators are there in the building?

The building has nine (9) elevators in total: One (1) VIP Elevator with its own VIP lobby, Three (3) Standard Elevators dedicated for the low-zone office levels (5th – 8th floors), Three (3) Standard Elevators dedicated for the high-zone office levels (9th – 12th floors), One (1) Service Elevator, One (1) Parking Elevator

What is the building’s air conditioning system?

The building has a Variable Refrigerant Flow (VRF) air-conditioning system.

Is there a back-up source in case of power interruption?

Yes, the building has a 24/7 back-up power supply.

How long is the allowable fit out period?

We allow 60 days rent-free fit out period from the date of handover.

Do you allow POGO tenants?

Yes, the building is open for local companies, BPOs, POGOs, etc.

Who is maintaining and managing the building operations?

The building is currently being managed by KMC Savills, Inc. who is one of the leading property management firms in the Philippines.

What are the leasing requirements to be submitted?

For interested tenants, the first step is the submission of Letter of Intent (LOI) to our Leasing Team. Once management approval has been secured, the other documents shall follow.

Where is the project located?

It’s located at 8362 Dr. A. Santos Ave., Brgy. BF Homes, Parañaque City, accessibly situated near business districts, transportation hubs, and other points of interest.

Who is the designer of the project?

I-Land Residences Sucat was designed and masterplanned by Aidea, Inc., one of the top architectural and technology firms in the Philippines. They are in the design industry for more than 25 years now, and they are listed as one of the World Architecture 100’s biggest architecture practice.

Is the development LEED Certified?

I-Land Residences Sucat is specially developed to meet global design standards and is working towards LEED Certification, which is the world’s most recognized green building rating system.

How many buildings will the development have?

There will be a total of six (6) residential buildings distanced from each other in a way that there will be a good flow of air and light access for each unit. In fact, 60% of the total land area of the development is dedicated to open spaces.

Is the development pet friendly?

Yes, the development is pet friendly. We allow toy pets, such as small dogs and cats. We also have pet parks for your precious fur babies.

Will there be designated smoking areas inside the building / project?

The project is aiming to be LEED® Certified. With this, we ensure that the development is compliant with the fresh air requirement. Hence, smoking is prohibited.

How many elevators will each building have?

There will be two (2) elevators per building. Each elevator has a 15-person capacity.

What is the typical floor-to-ceiling headroom of our units?

The units are designed generously with a typical floor-to-ceiling height of 2.7 meters. For ground floor and penthouse units, it’s even higher at 3.0 meters.

Are we allowed to combine units?

Yes, there will be predetermined units per floor that may be combined. Requests for combining of units must be submitted by the date prescribed by the project team and subject to management’s approval.

Do we accommodate requests for non-installation of bathroom fixtures?

Yes, requests relating to non-installation must be approved by and submitted to the project team on the prescribed date. All items not installed will be turned over to the client on the same day that the unit is turned over. The amount of such items will not be deducted from the total contract price.

What is the garbage collection process?

There is refuse room on each floor and there will be a schedule of garbage collection.

In case of power failure, will there be a back-up source of power?

Yes, in case of power interruptions, 100% of the common areas are backed-up with power. This includes the elevators, hallway lights, etc. Meanwhile, inside the unit, there will be selected areas with back-up power: lighting, outlets for refrigerator, bedroom air conditioning units, and one (1) convenience outlet.

What type of cooking is allowed?

For the safety of our homeowners, we only allow electric cooking.

Will the units be covered by warranty?

Yes, each unit is covered by warranty within one (1) year from the date of handover.

Are parking slots also available?

Yes, parking slots are also available for sale. They are in the Basement Levels 1 and 2 of the development. In fact, the access of all vehicular traffic is through the access road going to the basements only. Vehicles are not allowed on the ground level as we ensure the safety of our residents.

How much is the reservation fee?

It’s only Php 20,000 to reserve a residential unit and Php 10,000 for parking slots.

What are the available payment terms?

There are different payment terms available. We offer spot cash payment option with 10% discount, deferred cash with zero interest, and bank financing options.

Do you accept foreign buyers?

Yes, but not more than 40% of the total number units will be sold to foreign buyers.

What are the requirements needed to reserve a unit?

We only require one (1) valid ID and the proof of payment of reservation fee to hold the unit.

To proceed to the reservation of the unit, the following documents have to be signed and submitted by the buyer: Reservation Agreement, Buyer’s Information Sheet, Sample Computation Sheet, and Unit Floor Plan.
